27+ Years of Excellence • Licensed & Insured

Home Improvement & Masonry Contractor
Serving The Bronx, NY

The Bronx isn’t like the rest of the city, and honestly, that’s part of what makes working here interesting. It’s the only borough of New York attached to the mainland, and it’s also one of the most densely built counties in the entire country. That combination means more foot traffic, more freeze-thaw cycles hitting concrete and brick, and older housing stock that’s been standing through decades of hard winters and hotter summers than it was ever built for.

M&M Home Improvement has spent over 27 years working on properties throughout the borough, from Riverdale co-ops to Fordham rowhouses to storefronts along Grand Concourse. We’ve watched the same patterns repeat year after year: sidewalks cracking from repeated freezing and thawing, mortar joints giving out on pre-war buildings, basements taking on water during heavy storms. It’s not random. It’s just what happens to a borough with this much density and this much history, and it’s exactly why homeowners here need a contractor who’s actually dealt with it before, not one learning on the job.

What Makes Bronx Properties Different

A lot of the housing in the Bronx predates modern building codes by decades. That’s part of the neighborhood’s character, but it also means the materials and construction methods used back then weren’t built for the volume of rain, snow, and temperature swings we’re seeing now. Add in how packed together a lot of these blocks are, with sidewalks handling constant foot and stroller traffic, delivery trucks, and street parking pressure, and it’s easy to see why concrete and masonry here wear down faster than in less dense parts of the city.

We’ve also noticed that a lot of Bronx property owners come to us after getting a city notice, whether that’s a sidewalk violation or a building code issue, rather than catching the problem early. That’s understandable. Nobody wants to spend money fixing something that still technically “works.” But in our experience, catching these issues before the city forces the issue almost always costs less and causes a lot less stress.

The Work We Do Across the Borough

Sidewalk repair

is probably the single most common call we get from Bronx property owners, and for good reason. Between the density of foot traffic and the freeze-thaw cycles that come with Bronx winters, cracked and uneven slabs show up fast, and they often come with a DOT violation notice attached to them. We handle the repair itself along with the permit process, so you’re not left figuring out city paperwork on your own.

Brick pointing

comes up constantly on the borough’s older buildings. Mortar joints that were installed decades ago are naturally reaching the end of their lifespan, and once they start crumbling, water finds its way behind the brick fast. We repoint walls, chimneys, and building facades, matching the original mortar color so the repair doesn’t stand out.

Basement waterproofing

is something we get called about especially after a hard storm season. A lot of Bronx basements sit on foundations that were never designed with modern drainage in mind, and once water starts getting in, it tends to keep getting in until the actual entry point is addressed. We find where it’s coming from and fix that, rather than just drying things out and hoping it doesn’t happen again.

General masonry work

including brick repair, stone restoration, stoop rebuilding, and concrete work, rounds out what we do for both residential and commercial properties throughout the borough.

Our Work

Why Bronx Property Owners Keep Calling Us Back

We’re not the biggest contractor in New York, and we’re not trying to be. What we’ve built instead, over 27 years, is a track record of actually showing up, doing the work right the first time, and being upfront when a repair is smaller than expected instead of talking someone into a bigger job than they need.

Every one of our crews is licensed and insured, and every job we take on across the Bronx is handled to current NYC and DOT standards. That matters more here than in a lot of places, because a repair that doesn’t meet code doesn’t just look bad, it can mean a violation stays open or comes back later. We’d rather do it right once than have a customer calling us back in a year with the same problem.

A Borough We Actually Know

We’ve worked in Riverdale, Fordham, Kingsbridge, Pelham Bay, Throggs Neck, Morris Park, Co-op City, Wakefield, Parkchester, and Mott Haven, along with plenty of blocks in between. Every neighborhood has its own character, its own building styles, and its own set of common issues, and after nearly three decades in the borough, we’ve got a pretty good sense of what to expect before we even get to the property.

How a Project Typically Starts

It usually begins with a phone call or a quick form submission describing what’s going on, whether that’s a violation notice, visible damage, or just something that’s been bothering you for a while. From there, we schedule a site visit to actually look at the problem firsthand, since photos and phone descriptions only tell part of the story. You’ll get a written estimate based on what we find, not a generic number, and once you approve it, we handle the permits if the job requires them and get you on the schedule. When the work’s finished, we walk the site with you before calling it done.

Questions Bronx Property Owners Ask Us

Do you handle sidewalk violations in the Bronx?

Yes. We repair the sidewalk and manage the permit and inspection process so the violation clears properly instead of lingering on your record.

We’ve been doing masonry and home improvement work throughout the borough for the majority of our 27 years in business, so we’ve dealt with a wide range of Bronx-specific building types and issues.

Mostly a combination of aging foundations that predate modern waterproofing standards, dense soil that doesn’t drain quickly, and drainage systems that weren’t designed for the storm intensity we see today.

Yes, we handle both residential and commercial masonry, sidewalk, and waterproofing work throughout the Bronx.

No, estimates are free, and we’ll give you a real, honest number after actually seeing your property, not a guess over the phone.
